We are committed to working with you to sell your home, and providing a hybrid approach that allows for a fraction of the commission fees than traditional agents. Also, unlike many discount brokers, we do provide full-service representation from start to finish. At Johnson Realty, we strive to sell homes better, faster and save you money in the process! To learn more about how our hybrid approach works, the following 5 steps provide a detailed explanation of our process.

Step 1: Preparing Your Home

To start, Cheryl Johnson will visit your home and evaluate what updates need to be completed before the house goes to market. She will also prepare a comparative market analysis (CMA), which will assist in determining the listing price for your home.

Step 2: Listing Your Home

The next step in the hybrid approach is to create your listing. Cheryl will discuss your home, recent updates or potential defects, and put together your listing. She will also send you a copy of your listing so you can ensure its accuracy, and then submit your listing to several online resources.

Nearly all use the internet to search for new homes. We make sure we blanket the internet with your home to make sure buyers can find you no matter where they are searching either locally or across the country. Places your home will be listed include:

Step 3: Pay $500 Up Front

Once your house is listed, we will collect the $500 up front fee and begin the process of showings. Your house can be shown in three ways:

1. Johnson Realty will show your house to prospective buyers without an agent.
2. An Outside Agent from another company will schedule your showing through the easy to use Showing Time app.
3. Johnson Realty will give you guidance and service throughout the life of your listing to field questions, give advice and discuss ongoing sales strategies.

Step 4: Rent Lockbox or Request Photos

Price is Listed a la Carte

Should you wish to have Johnson Realty take your photos, or to include a lockbox on your property for viewing purposed, prices are listed as follows, on top of the $500 initial fee:

Lockbox - $120
Photography - $50

Drone Shots and Professional Photography is paid directly to our vendors and can vary depending on the size of your home.

About Showing Your Home

Step 5: Home is Listed & Ready to Sell

All that is left is to sell your home. Johnson Realty will be with you throughout each phase, and once an offer has been made, we will skillfully negotiate the contract and inspection on your behalf.

Additionally, we will complete the required disclosures, complete purchase and sale agreement documents and provide all the Board approved Realtor Documents. All you need to do is show up at the Title Company, sign your documents, and receive your check.
